Preparing To Purchase A Home?

The excitement you feel when you realize you are ready to buy a home, is amazing. The mixed emotions that accompany this decision can be euphoric, and can have your mind spinning in different direction. If what I’m saying is resonating with you, you will need to consider a few things before you go shopping for a home. In Northern Florida today there are over 6200 homes for sale. All with different characteristics, and price ranges that may or may not satisfy your needs. Therefore, it is imperative that you take some time to answer the following questions to address your “must haves in a new home.” Believe me, the last thing you want is to get into a house, only to find out 6 months later it’s not what you needed.

“Must Haves”

  1. What is your maximum budget?
  2. How many bedrooms do you need?
  3. How many bathrooms?
  4. Does this home need be a single or can it be a two stories?
  5. What is the minimum square footage you will need?
  6. How many parking spaces? Do you need a garage?
  7. Will you need a pool? Does it need to be in ground or can it be above ground?
  8. Do you need a new construction or an existing home?
  9. Large, medium, small or no yard space?
  10. Type of home (single family, townhome, condominium, duplex etc.)
  11. Type of mortgage you will need.
  12. Access and accommodations for someone with disabilities?
  13. A fixer upper or move-in ready?
  14. What area/location? Why
  15. Do you need to be close to particular schools, shopping, gym, recreation and other amenities?
  16. Does it need to be a waterfront? Do you need an existing dock?

Now that you have the basic necessities, it’s time to begin the search. Keep your list of must haves top of mind during the search. Enlist the assistance of a real estate agent immediately. Ensure they are sticking to the guidelines provided by your list of must haves. Do not get distracted! Distractions only cause you to stray from what is needed. Do not get caught up with the aesthetics if the house does not meet your needs.

Lastly, purchasing a home should be an exciting event for any individual or family, so remember to exercise patience, have fun, and remain positive.
